Why a Valuation Matters Before Selling
Price is the most important decision when selling a property. An overpriced property puts off serious buyers and prolongs the sale, and a property that sits on portals for months loses its appeal. An underpriced property means leaving money on the table. A realistic valuation helps you sell within a reasonable time and at the best price the market can pay at that moment.
A valuation is also useful when you are not selling right away: for inheritance and division of assets, when deciding whether renovating before a sale is worthwhile, when planning to buy a larger property, or when you want to know how much rent you can ask.
What the Valuation Involves
- Request – you send basic details about the property (address, type, floor area, floor, condition).
- Market analysis – the agent compares your property with recently sold and currently listed properties in the same building, street and neighbourhood.
- Property inspection – by arrangement, the agent visits the property and assesses its condition, layout, orientation, floor, view, parking and the building's common areas.
- Documentation check – the land registry status, division into separate units of ownership (etažiranje), occupancy permit and energy certificate all affect value and speed of sale.
- Written valuation – you receive a recommended price range and advice on how best to present the property to buyers.
What Affects a Property's Value
- Location and micro-location – neighbourhood, street, proximity to public transport, schools, parks and shops.
- Floor area and layout – use of space, number of rooms, balcony, terrace, storage room.
- Floor and lift – upper floors without a lift generally fetch a lower price.
- Condition and year of construction – renovation, installations, windows and doors, and the condition of the building after the earthquake 2020.
- Parking and garage – in central Zagreb neighbourhoods, a garage space significantly increases value.
- Documentation – clear ownership and a occupancy permit (uporabna dozvola) speed up the sale and make the property accessible to buyers who need a mortgage.
Market valuation or court-appointed expert?
An agency market valuation answers the question of what price a property can realistically sell for today. For the purposes of a bank (home loan), a court or probate proceedings, an official valuation by a certified court-appointed expert in construction is required. If you also need an official valuation, we will tell you when it is required and what to prepare.
