About Us – Imperium Immobiliare

Who We Are

Real Estate Agency Zagreb – Imperium Immobiliare

Imperium Immobiliare is a real estate agency headquartered in Zagreb, at Ilica 87, with a second Zagreb office at Maksimirska 23. In addition to Zagreb, we have offices in Split, Zadar and Pula, as well as online offices throughout Croatia. Our team of agents brokers the sale, purchase and rental of apartments, houses, commercial properties and land, and offers property owners a free valuation and complete preparation of their property for the market.

As a real estate agency in Zagreb, we work every day with buyers looking for their first apartment, families moving to a larger home, investors, and owners who want to sell or rent out their property. We assign each client an agent who guides them from the first conversation to the signing of the contract and handover of the keys, including checks of the documentation and the status in the land registry (zemljišna knjiga).

What We Do

Property Sales, Rentals and Valuations

Apartments for Sale in Zagreb

Selling apartments in Zagreb is the largest part of our business. Our offer includes apartments in all city districts – from Donji grad and Gornji grad, through Trešnjevka, Maksimir and Stenjevec, to Novi Zagreb, Dubrava and Sesvete. We offer studio, one-bedroom, two-bedroom and three-bedroom apartments, penthouses and new-build apartments.

If you are selling an apartment, we will help you set a realistic price based on actual transactions and current listings in your neighbourhood, prepare professional photographs and a description, publish the listing on our website and leading portals, and organise viewings with vetted buyers. We help buyers check ownership, encumbrances, the energy certificate and the condition of the building, and where needed we put them in touch with mortgage advisors and lawyers.

Apartments for Rent in Zagreb

Apartment rentals in Zagreb are in demand all year round – among students, young professionals, families and foreign specialists who come to work in the city. We help owners determine the market rent, prepare the apartment for rental, find and screen a tenant, and draw up a lease agreement with an inventory list and terms of use.

For tenants, we offer an overview of current apartments for long-term rent in all parts of the city, from apartments in the centre to family apartments in quieter neighbourhoods. Tell us what you are looking for and we will let you know as soon as a suitable apartment becomes available.

Houses, Commercial Properties and Land

In addition to apartments, we broker the sale and rental of houses in Zagreb and the surrounding area – from family houses in Sesvete and Dubrava to villas in Pantovčak and Tuškanac – as well as commercial properties, offices and retail units in high-traffic locations. For investors and families who want to build, we offer building land in Zagreb and Zagreb County, with a check of the designated use according to the spatial plan.

All properties in our offer are updated daily from our system, so you only see current listings on the website. You can filter the offer by property type, price, floor area, number of rooms and location, draw an area on the map, or simply describe what you are looking for using AI search.

Property Valuation

Before selling or renting, it is important to know what a property is realistically worth. A price that is too high prolongs the sale and puts off serious buyers, while a price that is too low means losing money.

That is why we offer a free property valuation: an agent visits the property, assesses its condition, compares it with recently sold and currently listed properties in the same neighbourhood, and suggests a price at which you will find a buyer quickly and safely. For the purposes of a bank or a court, an official valuation by a certified court expert is required.

How We Work

What Buying or Selling with Our Agency Looks Like

  1. Getting acquaintedWe discuss your wishes, budget and timeframes, and when selling, we arrange an inspection of the property.
  2. Valuation and preparationWe set a realistic price, check the documentation and prepare the photographs and listing.
  3. ViewingsWe organise viewings with buyers who are verified as genuinely interested and financially ready.
  4. Negotiations and preliminary contractWe conduct negotiations, align the terms and prepare the preliminary contract, checking the land registry status.
  5. Sales contract and handoverWe accompany you through the notarisation of the contract, payment of the purchase price, registration in the land registry and handover of the keys.

For buyers financing their purchase with a loan, we help align the preliminary contract deadlines with the loan approval and the bank's valuation, and we explain to sellers their tax obligations and the documents they need to prepare. This way, the entire process, from the first conversation to the handover of the keys, goes ahead without unnecessary surprises.

FAQ

Frequently Asked Questions

How much does a real estate agency in Zagreb cost?

The agency fee is agreed in the brokerage agreement and depends on the type of transaction (sale, purchase or rental). Current amounts are listed in our brokerage fee schedule, and the fee is payable only after the transaction has been successfully completed.

How can I find out how much my apartment is worth?

Request a free property valuation. Our agent will inspect the property, compare it with recently sold and currently listed properties in your neighbourhood, and recommend a realistic market price.

What documents do I need to sell an apartment?

You will usually need an extract from the land registry (zemljišna knjiga), an energy performance certificate, proof that the building is legally constructed (occupancy permit or decision on the as-built status), the owner's ID card and, if the apartment is in condominium ownership, information on the building's reserve fund (pričuva). Our agents will help you obtain anything that is missing.

How long does it take to sell an apartment in Zagreb?

It depends on the location, condition and price of the property. Realistically priced apartments in sought-after locations in Zagreb often sell within a few weeks to a few months; good preparation, photographs and correct documentation significantly shorten this time.

Do you also operate outside Zagreb?

Yes. In addition to Zagreb, we have offices in Split, Zadar and Pula, as well as online offices in Šibenik, Dubrovnik, Rijeka, Gospić, Karlovac, Varaždin and Osijek.
